What Does an Airbnb Winter Reset Look Like?
1. Swap out your summer linen for winter linen
If we’re creating cosy vibes and a snug experience for your guests, they definitely cannot be cold.
So switch out summer doonas for winter ones, pop on heavier linen sheets, fit electric blankets if you provide them and maybe even switch over to darker moody colours if styling is priority for you.
2. Blankets!
Stock up and make them easy for guests to find. Peninsula mornings can get down to 1°! So make up the beds to include a blanket, have them at arms-reach in wardrobes, or even (nicely) drape them on the couches. Also remember to provide a few different weights of blanket - everyone feels the cold differently.
3. Get out the Heaters
Now’s the time to get any portable heaters out of storage. Give them a wipe down to get rid of dust, and test them to make sure they’re still working.
Nothing worse than getting a message from a guest and having to race around replacing it at the last minute. Just check it now.
4. Have your Split System serviced
Before winter arrives, it's worth having your split system professionally serviced.
A routine check can identify clogged filters, take care of dust build-up and fix minor issues before they become costly repairs. A well-maintained unit will heat your Airbnb more efficiently, helping to keep energy costs down while ensuring guests stay comfortable. 5. Check for Drafts
Small gaps around doors, windows and floorboards can let cold air into your Airbnb, making rooms feel uncomfortable and increasing heating costs. It’s also annoying and could be the one thing that stops a 5 star review!
Taking the time to identify and seal drafts will help keep your property warmer, and also improve energy efficiency by reducing strain on your heating system.
6. Clean and Set the Fireplace
Clean out the fireplace, removing any ash or debris from last winter.
Have a supply of newspaper, kindling and firewood on hand.
If you really want to go the extra mile, set it in advance for each guest to save them the trouble.
7. Be Fire Safe
If your Airbnb features a fireplace, wood heater or other heating appliances, make sure guests have easy access to clear operating instructions and safety information. Simple guidance on how to light, use and extinguish a fire can help prevent confusion and reduce the risk of accidents.
Clear instructions help guests feel confident using your property's heating features while giving you greater peace of mind throughout the winter season.
8. Restock Your Hot Drink Station
Have a selection of tea, coffee and even hot chocolate for guests to help themselves to on those chilly nights and mornings.
Also, a well-styled basked on the bench next to the kettle is more inviting than having supplies hidden away in a cupboard.

9. Check Outdoor Light Globes
Did you know the sun sets more than two and a half HOURS earlier in winter on the Mornington Peninsula compared to the peak of summer?
Guests are likely to use any outdooor lighting much more, and you especially want to make sure it’s ship-shape for those late Friday arrivals - nothing worse than standing in the dark trying to figure out a lock box!
10. Update Your Listing
Update your listing description to highlight winter features (fireplace, proximity to wineries, hot showers)
You might even want to make sure there are photos of a roaring fire or a warm bath.
Make sure you have ticked all the amenities you offer that a guest might want - such as a fire pit, hot tub or even a dryer.
